In most cases, staying in the home during a remodel is not recommended due to cost and time considerations. However, for smaller projects or exterior work, this may be possible with minimal disruption. Please reach out so we can determine the best plan for you based on your project goals!

Permitting in Monterey County can be complex, with reviews involving multiple agencies. The timeline for obtaining a permit varies, ranging from a day to two years depending on the project’s scope and requirements. Plan sets and consultant reports (such as engineering, soils, or archaeological studies) may be needed to meet agency regulations.

With 30+ years of local experience, our in-house Planning Department is highly skilled in navigating these processes. The direct internal communication between our designers and planners allows us to handle permit applications with maximum efficiency.

Cost-Plus Contract

In a cost-plus contract, the client covers all project expenses, like materials and labor, plus an additional fee for the contractor’s profit and overhead. This contract offers flexibility, allowing changes to design or materials without adjusting the overall price. It provides transparency with itemized costs, and higher-quality materials can be used without tight budget restrictions. However, costs can rise unexpectedly, and clients need to stay involved to monitor expenses, which may end up exceeding the original estimate if not carefully managed.

Fixed-Price Contract

A fixed-price contract sets a total cost for the project from the start, regardless of actual expenses. This gives the client budget certainty, simplifying financial planning. There’s less need for day-to-day involvement in managing costs, and any cost overruns are the contractor’s responsibility. The downside is less flexibility, as any changes after the agreement can lead to extra costs.

Choosing Between Them

A fixed-price contract is ideal for clients with a set budget and a clear project plan, while a cost-plus contract works best for those who need flexibility and are comfortable with the possibility of increased costs.

For projects that require both flexibility and cost control, Lewis Builders offers a hybrid model that combines the advantages of both.

The frequency of updates varies depending on the project phase. During the conceptual design and design development stages, we typically meet weekly. As we progress, meetings may become less frequent but will always be tailored to your needs.And you will have 24-7 access to our on-line project management software with up to date information and communication all organized and easily accessible.

When you build with Lewis Builders, you become a client for life. While other firms might offer a government-mandated one-year warranty, we stand behind our craftsmanship and expertise. We extend three simple guarantees, no matter the amount of time that has passed since we handed over the keys:

  1. If we messed up, we will fix it. Period
  2. If our vendor, trade partner, or appliance manufacturer messed up, we’ll go to bat for you and be your advocate.
  3. If you messed up or didn’t properly maintain the project, we’ll help you out and ask that you cover the associated costs.
